Welcome to Carbondale Housing Authority doing business as Crystal Meadows. Crystal Meadows is nestled in a quiet neighborhood with a view of Mount Sopris and is conveniently located near grocery stores, downtown and doctor’s offices. One of Carbondale’s community gardens is next door and there is a dog park within walking distance from the property.

This project has been awarded 14 rental assistance units through USDA Rural Development Multi-Family Housing, and 2 non rental assistance units and 62 HUD projects which are all rental-assistance units. There are a total of 79 apartments on the property. The apartments offer 1 bedroom with wood flooring and are equipped with stove, refrigerator and free Wi-Fi. Laundry facilities are on-site for the convenience of the residents. All maintenance and utilities are provided.

This is a federally funded project.

Independent
Living

The requirements to live here are:

  • Your age must be 62 or older, or handicapped/disabled.

  • Your gross income for USDA is not over $35,850 for one person and $41,000.00 for 2 persons.  HUD is not over $35,850.00 for one person and $41,000.00 for 2 persons.  If over, applicant would qualify for the unsubsidized apartments.

  • Residents pay 30% of their adjusted income.

CHA maintains two waiting lists, USDA and HUD.  If you are 62 or older you will be placed on both lists.  If you are disabled and under 62 you only qualify for the USDA waiting list.  Upon turning 62, applicant can apply for the HUD and then placed on the HUD property’s waiting list.  At that time, the applicant would then be on both waiting lists.
